Land transactions in Oct. 2024 was 37.5% of the total transactions. The market saw an increase of approximately AED16.8 billion from Sep 2024 to Oct. 2024, and up AED 20 billion over Oct. 2023.

The Dubai real estate market in October 2024 achieved an impressive total transaction value of AED 74.1 billion, marking a strong performance. This reflects a substantial increase compared to both the previous month (September 2024), which recorded AED 57.2 billion, representing a month-over-month growth of around 29.5%. Compared to October 2023, when the total transaction value stood at AED 53.8 billion, October 2024 shows a year-over-year growth of approximately 37.8%.   • Top 10 by Number of Transactions: Madinat Al Mataar led with 1,056 transactions, followed by Jumeirah Village Circle (987) and Dubai Investment Park Second (795). These areas showcase strong activity, particularly for residential and mixed-use developments.
  • Top 10 by Value: Dubai Investment Park Second topped the list with AED 2.29 billion, followed closely by Madinat Al Mataar at AED 2.15 billion. Other high-value areas included Hadaeq Sheikh MBR (AED 1.85 billion) and Business Bay (AED 1.33 billion), highlighting strategic locations that attract high-value transactions.

Ready Segment

  • Top 10 by Number of Transactions: Jumeirah Village Circle witnessed the highest number of transactions (1,135), followed by Business Bay (774) and Dubai Marina (539). These areas are popular among both investors and end-users, indicating sustained demand for ready properties in established communities.
  • Top 10 by Value: Burj Khalifa led the market with a staggering AED 3.27 billion in transaction value, reflecting the iconic appeal of this location. Business Bay followed with AED 1.87 billion, and Palm Jumeirah registered AED 1.79 billion in transactions, underscoring the desirability of luxury properties and prime real estate in Dubai’s high-value areas.
