30,000+ Villas and Apartments Set for Handover by Year-End 2025

Dubai’s real estate market continues to charge ahead in 2025, with a healthy pipeline of new homes coming online in the months ahead. After a strong first quarter of deliveries, the focus now turns to the dozens of projects set to hand over by year-end. Below, we first look at what’s been delivered so far this year, then dive into the detailed schedule of upcoming villa and apartment completions, plus the neighbourhoods and flagship projects leading the way.
Delivered So Far in 2025
As of the end of March, a total of 7,000 residential units (villas, townhouses and apartments) have been completed across Dubai’s market as per Dubai Land Department Data.
Upcoming Deliveries by Month
From May through December 2025, Dubai will see 4,743 villas and 25,675 flats handed over to buyers and investors—totaling 30,418 new homes. The total value of the pipeline is AED 30.2 billion.

We notice that 35% of the villas will be delivered in June, while 33% will be delivered in December. The landscape is different for units, where 50% of all units are intended to be handed over in December.
Top Areas for Villa Handovers
Six of every ten new villas will come from just three sub-markets—Madinat Hind 4, Al Hebiah Fifth and Dubai Investment Park 1.
- Madinat Hind 4 leads with 1,169 villas.
- Al Hebiah Fifth follows at 629.
- Dubai Investment Park 1 delivers 610.
- Al Yelayiss 2 adds 500.
- Wadi Al Safa 5 contributes 452, and Al Hebiah Sixth brings 400.
- The remaining four—Me’Aisem First (310), Al Yufrah 1 (308), Wadi Al Safa 4 (212) and Madinat Al Mataar (49)—complete the top ten.
These neighbourhoods will account for approximately 98% of all villa handovers through December.
Top Areas for Units Handovers
Apartment deliveries are even more concentrated. The top ten districts will supply 19,116 of the 25,675 flats, led by:
- Al Barsha South Fourth – 4,904 units
- Al Thanyah Fifth – 3,073
- Al Merkadh – 2,268
- Madinat Al Mataar – 2,178
- Business Bay – 1,860
Rounding out the list are Al Barshaa South Third (1,299), Al Wasl (1,058), Nadd Hessa (955), Al Jadaf (813) and Al Yelayiss 2 (708). Together, these ten areas represent nearly 75% of all upcoming apartment completions.
Spotlight on Leading Projects
By Unit Count
- SEVEN CITY JLT tops the list with 2,666 apartments in Jumeirah Lakes Towers.
- Sobha Hartland – The Crest follows with 1,518 units in Al Merkadh.
- Peninsula Three (853) in Business Bay, Maimoon Gardens (786) and TRIA BY DEYAAR (717) are next.
- Other significant builds include Azizi Riviera Beachfront (609), Elitz By Danube (604), Levanto by ORO24 (579), Azizi Venice 2 (526) and Damac City (502)—a combined 9,360 apartments across Dubai’s key urban hubs.
By Villa Count
- DAMAC Hills (2) – Camelia leads villa projects with 1,156 handovers in Madinat Hind 4.
- Maha Townhouses in Al Yelayiss 2 supplies 500.
- DAMAC Lagoons – Santorini (1) in Al Hebiah Fifth delivers 459
- The Valley – Orania (308), Verdana Phase 1 (305) and Phase 2 (305), Jouri Hills (292), Arabian Ranches III – Bliss 2 (269), Mudon Al Ranim 1 (224) and California Village (212) round out the 4,030-villa top ten.
